We do this via several different methods, allowing each landowner to choose how much involvement they have in a project whilst benefitting from a personable and professional service from our team.

Entering into a land promotion agreement with us, is often the most popular and common service we offer, but we are also able to facilitate other types of arrangements including joint ventures, option agreements and unconditional purchases for schemes where this suits the landowner’s requirements.

Once planning permission has been secured, our team’s land promotion experience and long-standing relationships with housebuilders and commercial developers allows us to carry out a fully transparent marketing exercise before selecting a suitable partner for each project.

What is land promotion?

We work alongside landowners to add value to their land by securing planning permission for either residential or commercial development.  Once planning permission is obtained the site is jointly marketed with the landowner and sold on the open market to maximise value.

Why are Promotion Agreements the most popular structure for gaining planning permission?

At Rainier we offer a range of different structures to suit each landowners circumstances but very often a Promotion Agreement is the most popular structure to use. Under a Promotion Agreement the landowner’s and Promoter’s objectives are aligned throughout the entire process and there is no conflict of interest. Once planning consent is granted the site is sold on the open market in a transparent competitive bidding process. This maximises the return for the landowner and Promoter.

How does a promoter make money from the sale of land?

If Rainier successfully secures a planning permission and sells the site on the open market  we will be entitled to a fixed percentage of the net sales proceeds which is agreed at the beginning of the promotion process.

What other structures can be used?

It is not unusual for other mechanisms to be used. The planning process can often result in sites taking several years to obtain planning consent. Although many landowners are prepared to come with us on this journey others may wish to sell their land now before planning consent is granted. At Rainier we recognise every landowner is different and cater for this in a variety of ways.

How much does working with Rainier cost landowners and what is the risk?

The process if funded from start to finish by Rainier with the risk of obtaining planning permission entirely borne by us. In that way we very much operate on a no planning no fee basis. We are only paid a fee from the sales proceeds if a site secures planning permission.
